Condo remodels play by extra rules
Renovating a condo means renovating inside someone else's building, and the projects that go smoothly respect that from day one.
- HOA or association approval often must be in writing before work starts; allow weeks, not days
- Working hours, elevator reservations, and material staging are usually regulated
- Flooring changes frequently require sound-rating underlayment by association rule
- Anything touching shared systems - plumbing stacks, exterior walls, windows - needs association sign-off
- Your contractor should carry insurance certificates the association will ask to see
Choosing flooring for a condo
Wood floors transform a condo, as this project shows, but the selection is about more than looks. Upper-floor units need the sound math done: the underlayment's rating matters as much as the plank. Slab-on-grade units need moisture testing before wood goes down, and engineered wood or luxury vinyl plank tolerates Florida humidity swings better than wide solid planks. Get the association's flooring spec in writing first and select within it; the prettiest floor is worthless if the board makes you pull it up.
